AMELIA'S BLOG

Hello!

My name is Amelia. I’ve been a client of Steady On for a number of years and when I approached my advisors at a workshop on 14th September 2022 to discuss whether or not it was time to purchase my next investment property, they offered me a deal “too good to pass up”! They asked me if, in lieu of paying Steady On its normal fee, would I be interested in producing a “blog” of my experience with Steady On, whether good or bad, over the next 12 months. I said, Hell Yes!

So, here goes...

  • 14th September 2022
My husband and I had a meeting with Peter and Tony and who said they’d introduce us to a mortgage broker to assess how much if any we’d be able to spend on our next investment. They were very encouraging and we felt that we were in very good hands.

  • 15th September 2022
I received an email from Emily of Steady On introducing us to a mortgage broker and saying that she’d be in touch with us in the next day or so. So easy!

  • 16th September 2022
K J, the broker made contact with us and emailed us a couple of pages to fill in and sign. Easy as!

  • 17th September 2022
Spent what seemed like hours providing information and attaching documents to a more formal request from KJ! Not easy at all.

  • 22nd September 2022
More info requested and emailed. Annoying and time consuming!

  • 29th September 2022
Received an email from KJ saying we should have an answer from the bank in a week or two. Yahoo!

  • 13th October 2022
I emailed KJ asking for a result from the bank. She phoned me asking me to forward one more doc on behalf of my husband. Did so, but getting a bit annoyed.

  • 14th October 2022
I phoned Tony and asked him if he could check what was happening. He promised to step in and see if he could “hurry the process”. Excellent! Feeling relieved.

  • 24th October 2022
Received an email from the broker saying we’ve been approved to purchase our next property up to the value of $700,000. YAHOO!!!

  • 26th October 2022
We spoke to Tony and arranged a meeting to see a real estate expert to commence the hunt. Can’t wait!

  • 28th October 2022
Just received an email from the broker saying the bank didn’t realise I was self employed and they actually can’t approve the loan until more info is produced and assessed. What the heck? What the blazes? I’m furious!!!

  • 29th October 2022
I phoned Tony even though it was a Saturday and vented my fury. Tony remained calm but I could tell he too was extremely annoyed at the broker for “leading me up the garden path". He asked me to relax and hold tight and he’d follow up the situation.

  • 3rd November 2022
Received word from Tony. To cut a long story short he’s advised the broker that her services are no longer required at this time and for this client and that Steady On apologises and will “sort it”. Hey KJ – “Don’t call us! We’ll call you!” LOL

  • 7th November 2022
Tony rang me and suggested a face to face meeting with himself, myself and a different, more caring mortgage broker and start again. Fingers crossed and Slow and Steady wins the race!

  • 16th November 2022
Had a meeting at Steady On’s offices with the new broker, MA. He seems fantastic and has given me back my enthusiasm.

  • 2nd December 2022
After a repeat of everything that we went through with the previous broker and back everything is finally in order. Will relax over Christmas knowing that I’ve sent the broker every single thing they’ve asked for. RELAXING TIME – YAHOO

  • 6th January 2023
Was “cc’d” into an email where the banks wanted more info from Tony. Annoying, but soo glad Tony interrupted his holidays to send the financial info the bank wanted. Thanks Tony!

  • 9th January 2023
The bank want more info from my husband. What the heck! What the blazes! We’re on holidays damn you! (Sent them the
     info)

  • 11th January 2023
Received a reassuring phone call from Tony. He promised me that he'd speak to MA to and request that he takes some firm action with the bank.

  • 16th January 2023
Received a personal phone call from the broker MA. He informed me that he has "escalated" the process with the bank and that he was quietly confident that an approval will be forthcoming.

  • 20th January 2023
Received an email from the broker saying we’ve been approved to purchase our next property up to the value of $700,000 plus stamp duties! (Fingers crossed!)

  • 30th January 2023
    Rec
eived formal documents. Everything appears in good order.

  • 31st January 2023
Documents signed! Yahoo! And, further good news, Steady On have organised a meeting with myself and my husband and two real estate experts tomorrow. Finally moving ahead!

  • 9th February 2023
Have contacted two different companies asking them to send me their two best properties within my budget. Must be 4 bedroom, 2 bathroom and 2 car!

  • 28th February 2023
Been carefully listening to all advice given to me by real estate experts. I have firmly made up my mind
now to purchase a fairly new but establish property. Hate to say it, but I’m waiting for the shock of the increased interest rates for those on fixed rates to kick in. Real estate experts are telling me that prices may not come down but probably will over the next few months. Ready to pull the trigger the moment that special property comes up.

  • 1st May 2023
Have noticed house prices starting to drop and made my first serious offer on an established property.

  • 4th July 2023
You haven't heard from me for a while because there's simply no established property bargain to be had!
I've decided on a house and land package. Deposit paid. Wish me luck!

  • 20th September 2023
Slab has been poured! Hoping the build is finished by Christmas!

  • 8th February 2024
Wasn't finished by Christmas but we have now been notified it is nearly ready for handover! PCI booked for next week and then handover should happen two week later. Hopefully it's quick to find tenants.

  • 22nd March 2024
And that's a wrap! Handover completed by my property manager who is very impressed by the build quality. She has also organised the BMT Depreciation access to the property, the rental photography and the property listing, which is already live on realestate.com.au and Domain. Within two days the campaign has received 182 views and 7 enquiries! I don't expect it will be long until a suitable tenant is found. Will check back in once a tenant is locked in. Everyone told me to beware of builders and that it was very risky building again during the building crisis. I'm so glad I took the risk and thankfully in my case, the process couldn't have been any smoother.

  • 9th April 2024
We have now approved a great tenant on a 14 month lease!
